Ever dream of a place where you can break away from the busyness of the work week, with a slower way of living? Allow me to re-introduce The Town of Lost Rabbit and the driving forces behind the Lost Rabbit Town Center, Sam Everett and Todd Everett. This father/son team has been developing new residential properties in the Lost Rabbit Town Center for the last few years.
In 2018 an opportunity to take the Town Center to a new level arose, according to Todd Everett. Residential expansion was occurring and it seemed to be a great time to follow the original concept of including a retail/commercial/residential Town Center. The Everett’s decided to move forward with the purchase of a building located on Republic Street which remained virtually unfinished; There were only three partially-completed units in the mixed-use building.
According to Sam Everett, a large amount of planning, architectural design, and engineering had to occur before they could begin construction. After much consideration, they purposed to continue the Traditional Neighborhood Development (TND) style for the expansion, as was the original plan for Lost Rabbit Town Center. “We spent two years doing research, planning and developing relationships with our construction team,” said Todd Everett. “Our plan changed several times during the process, as we were presented with challenges.”
“One innovative change from our research and architects was the use of Cross Laminated Timber (CLT), added Todd Everett. “CLT is a sustainable forest product that is one of the most environmentally-friendly building materials in use. We traveled to Clemson University to discuss the benefits of CLT with their Director, Wood Utilization+Design Institute, the acknowledged leader in the field of CLT testing and research. This product was used in Phase II and Phase III of the Republic Street Building, and is produced using Southern Yellow Pine which provides maximum carbon sequestration for the environment. The CLT used in this project is the equivalent of taking approximately 150 vehicles off our highways, while also providing sound reduction and a beautiful natural aesthetic finish to our mixed-use development. 145 Republic Street is the first building in the State of Mississippi to use this trend-setting material.”
They both envision a multi-functional Town Center with retail, commercial, and residential properties. “We would welcome a discussion of the numerous opportunities in the Lost Rabbit Town Center,” said Todd Everett, who operates Everett Consulting Group, LLC.
Although Lost Rabbit encountered some challenges in early years, it is now a bustling development. “We found that many people had not been to Lost Rabbit in several years,” said Sam Everett. “We are starting to see new activity by developing the first retail business in the Town Center with The Lost Rabbit General Store.”
The Lost Rabbit general store is set to open in the coming weeks along with a neighborhood pub, styled as an English watering hole. Several other exciting things are in the works for the Lost Rabbit Town Center.
“I thoroughly enjoy the mixed-use opportunities that are available in the Lost Rabbit Town Center,” reflects Todd, “We have recently been told by others that our new condo project features the nicest condos in Mississippi.”
“There are benefits to advancement, but a lot is lost as well,” recalls Sam Everett, “480 people lived in the small town where I grew up (D’Lo, Mississippi). Everyone knew each other. You can’t get that experience now in a lot of places. The Town of Lost Rabbit requires front porches, wide sidewalks, and terminating vistas, all designed to create a laid-back, family-friendly lifestyle. This brings back the feel of what some of our generation had growing up. You get that here in Lost Rabbit, and it appeals to everyone.”
